hows the government handling the housing market?

Query by iceshot1: hows the government handling the housing marketplace?

Ideal answer:

Answer by Baz
The US housing market place is in significant difficulty, far worse than in nearly any other developed nation. Since 2006, housing prices have fallen 30 to 40 percent in most areas millions now owe much more on their mortgages than their homes are worth, and millions a lot more have only slivers of equity. The typical homeowner today has 7 % equity in his or her home, versus 45 % as recently as 1990. The private housing finance program has virtually disappeared, and the government system that remains is pursuing the identical policies that created the current troubles. The affordable housing targets imposed on Fannie Mae and Freddie Mac in 1992 have been the major contributors to each the deterioration in underwriting standards between 1992 and 2008 and the development of an unprecedented ten-year housing bubble that suppressed delinquencies and stimulated the development of a private securitization marketplace for subprime loans. But other government policies are also to blame for the deterioration in the US housing marketplace, such as the thirty-year fixed-rate mortgage, the mortgage interest tax deduction, the appropriate to refinance with out penalty, and the Community Reinvestment Act. Until Fannie and Freddie’s industry dominance and the government’s role in the housing finance system are substantially decreased or eliminated, the United States will continue to have an inferior and unstable housing market.

Why did the Federal Government sue the Wall Street banks that sold Fannie and Freddie bad mortgages?

Question by ideogenetic: Why did the Federal Government sue the Wall Street banks that sold Fannie and Freddie bad mortgages?
Shouldn’t the “buyer beware”* or is there a role for regulation to prevent criminal economic activity in the debt securitization markets that lead to catastrophic financial collapses?

* Since S&P had ‘AAA’ ratings on the junk paper, how would the buyer know?

Why and when do Government bonds fall?

Question by TheBluesman: Why and when do Government bonds fall?
Hi, I have a question and I’m not sure why a Govt. bond would fall, or what that means?

e.g. Greek bonds fell for a third day, with the yield on the two-year note rising 1.3 percentage point to 6.41 percent.

Bonds fall when interest rates rise. These bonds have repayment obligations. When they fall or fail, the sponsoring nation is at risk of losing the opportunity to borrow due to diminished credit facilities. This cripples economies, stifles business and wrecks governmental administrations.

Failing economies drop as people lose confidence in their ability to continue as in better times. Rising rates are often perceived as a last ditch and desperate attempt to create the image of strength. At the same time, those rising rates work against bond securitization.

Accually goverment caused the melt down in the first place. During the Clinton years they said lenders need to lower their regulations so lower income people could get loans for homes. People they wouldn’t have lended to before. Then as time went on more and more lower income people could get bigger and bigger loans and then could’nt pay them back. Now your want goverment to fix the problem they created. Interesting.
